| Like most things there are good and bad companies handling resale's. A legitimate resale company that lists your timeshare week for sale, will never charge you an up-front, appraisal or advertising fee. We advise our clients to never, never pay anyone up-front fees. Once you pay them, you will probably never hear from them again. Defender Realty, Inc. charges a commission when the week/points are sold. There are companies with very familiar names in the real estate world that are charging up-front fees. They use that familiar brand name to try to convince the consumer. Don't be fooled by this. An earnest money deposit is required to take the week off the market. The transaction can be completed over the telephone or in person. Checks shall be made payable to Defender Realty, Inc. Real Estate Escrow Account and will be held in escrow until final closing.
Closings normally take place within 45 days from the transaction date. Final closing papers will be sent to the purchaser and seller via mail, if not done in person. The deed will be recorded in the appropriate county and state where the property is located.

Taking the Timeshare Tour |

While you are on vacation, you may be approached by another company to tour one of the area's timeshare resorts.
We encourage you to do this. You will receive valuable information about the area, the resort, the timeshare industry and you will receive a gift for your time.
This tour does not obligate you to purchase anything. This is the Resort's most effective way to advertise their product.
One important thing to remember about the Resort that you tour is that the pricing is marked up approximately 44% to 50% to cover the cost of marketing.
They will probably drop the price two or three times while you are there. They will tell you that it is a "Today Only" incentive, but remember you will still be paying hundreds or even thousands more than it will be worth. This is the way that they pay for the gift that you receive.

Red is considered high demand season and the most desirable time of year to own.
